The location and really friendly owner are the only positive things about it, but as the location is just so convenient with Hobbiton 3 mins drive away, it somewhat evens out the bad.

The bad is that it’s very expensive, and other than power and very poor and slow WiFi (in the camper, if you park not right next to the barn, you don’t get a signal at all), there’s no facilities at all. For that price you’d expect a lot more.
